ners Well-known member Yesterday at 3:57 PM #5 How patient are you? Seems like you could probably start an offer below $1700. For local/cash deals I usually take the average of the lowest recent sales and multiply by 0.93 since that's what they'd get after fees anyway, then negotiate from there.
