Are you doing one large space for playing/recording/mixing or plan to have a separate recording space and control room? If so you might find your dimensions a little tight but it's still going to be a killer space of which I also am envious.

One very small bathroom and 1 room. But next project is a small build behind for control room. But it is mainly for me to jam in and sit and watch a live show and have a rum

The building will be completely silent on the outside. Sound prof window/door.

And it will have a room inside the building not touching the outer shell.
