Get yourself a THD hot plate. I live in a terrace house and even in my basement I can't play the Herbie after 10pm, and during the day it's often still around that no volume/suddenly too loud part of the knob. I'd considered all sorts of plans from buy a little Blackstar to playing into my computer using NI guitar rig etc. Since I got the THD I can now open the volume knob up to about 1/4, and use the max attenuation setting on the THD which kicks in the extra attenuation pot on its right. It's great being able to play the "real thing" at any time of day without having to worry. From my experience a 20W Herbert would still be far too loud for me to play late into the evening.
